What Is Pueblo Campestre — Condo, House, or Something Else?

Pueblo Campestre Phase 1 and Phase 2 are each approximately 60 units. They're two- and three-bedroom properties that don't fit neatly into a category — not a condo, not quite a standalone house. Think townhouse-style: units are connected, but each has its own separate center-block wall, so there's no shared interior wall with your neighbor.

Phase 1 was built approximately 2013 to 2017, developed in two sub-phases (1A and 1B). Within the broader community, there are also Golf Course Villas — three-bedroom units.

The Phase 1 units themselves range from approximately $650,000 up to around $800,000. For a golf course community with a beach club, those are genuinely competitive numbers compared to what you'd pay elsewhere on the Corridor.

Beach Club and Golf Club: What Does Membership Actually Cost?

This is the part most buyers want to understand upfront, so let's be specific. On an original purchase, a beach club membership is $25,000 USD (plus IVA tax), and a golf club membership is $50,000 USD plus IVA.

If you're buying a resale property that already has these memberships, the transfer fees are much more manageable. A beach club membership transfer is just $1,500 USD — very low. A golf club membership transfer runs $14,500 plus IVA, which works out to 25% of the cost of buying a new membership.

Monthly dues as of 2026: beach club is $4,410 pesos per month, and golf club membership is $15,605 pesos per month. The Phase 1 HOA runs approximately $5,000 pesos per month. So if you own in Pueblo Phase 1 with just the beach club membership, you're looking at a little over $500 USD per month total — HOA included.

What Do You Actually Get for That Monthly Spend?

The beach club comes with a pool, plenty of sunbathing chairs, a restaurant on-site with meals running approximately $10–15 USD, and a massage and spa service. The golf club side adds its own casual restaurant area for sandwiches, plus tennis and pickleball courts.

One of the things I really like about Campestre is the underground access to the beach club. You can ride your golf cart or ATV under the bridge to get to the beach without touching the main road. That's a genuinely useful detail when you're living there day-to-day.

Location: Why Being 'In the Circle' Matters

Distance-wise: the San José del Cabo international airport is approximately 20 minutes away — the closest major community to the airport. The Art Walk in downtown San José is about five minutes. Cabo San Lucas is around 20 minutes. Costco is roughly 18 minutes.

It's a 24/7 gated community, which matters for both security and peace of mind if you're leaving the property vacant for stretches of time.

Who Is Pueblo Campestre For?

Campestre isn't trying to compete with the $2 million-plus communities on the Corridor. What it offers is something harder to find: a golf course address, a beach club, tennis, pickleball, walkable (or golf-cart-able) daily errands, solid security, and low HOAs — all for roughly half the price of comparable lifestyle communities.

I'd call it high-end without being ultra-luxury. If you want everything — beach, golf, community amenities, central location — but you don't want to spend $2 million to get it, Pueblo Campestre Phase 1 is worth a serious look.
